Public Meeting for a Zoning By-law Amendment in accordance with Section 34 of the Planning Act, R.S.O. 1990, as amended.

Monday February 10, 2020 at 5:30 PM - Town Hall Council Chambers

An application to amend the Zoning By-law was received for the property known locally as 1409 Station Street.

The applicant seeks approval to rezone the property from A (Agricultural) to a site-specific RM2 zone with a Holding provision to permit the use of the property for block townhouse and/or apartment dwellings. The site specific zone proposes to include special regulations to allow increased density, reduced setbacks, parking requirements and parking aisle widths for block townhouses dwellings. Special regulations to allow for increased density and lot coverage, as well as reduced setbacks and parking aisle widths for apartment dwellings are also being requested. The applicant is requesting that the proposed Zoning By-law amendment be considered in the absence of a specific development proposal.

The requested Holding provision is associated with the requirement for the land owner to obtain approval of future Planning Act applications for Site Plan Approval and/or Draft Plan of Condominium as well as Ministry clearance for the potential discovery of archaeological resources.

Important Information!

If a person or public body does not make oral submissions at a public meeting or make a written submission to the Town of Pelham on the Planning Act matters before the proposed Zoning By-law amendment is adopted, the person or public body is not entitled to appeal the decision to the Local Planning Appeal Tribunal. Further, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there is reasonable grounds to do so.
