NOTICE OF PUBLIC MEETING

Public Meeting for a Zoning By-law Amendment in accordance with Section 34 of the Planning Act, R.S.O. 1990, as amended.

An application to amend the Zoning By-law was received for the property located on the north side of Pancake Lane formerly part of 1 Pancake Lane.

The applicant seeks approval to rezone the property from I (Institutional) to a site-specific RM2 (Residential Multiple 2) zone to allow a four storey apartment dwelling containing 40 units. The requested zoning change will also allow a site specific lot area per dwelling unit of 118 m² per unit, a maximum density of 85 units per hectare, a maximum lot coverage of 30%, a minimum interior side yard of 6 metres, a minimum landscaped area of 31.89%, a maximum building height of 4 storeys, 56 parking spaces, 60m² of common amenity area / 7.5m² per unit of private amenity area, a 2.5 metre front porch encroachment into the front yard and a 7.0 metre wide  ingress/egress and drive aisle.

YOUR INPUT IS ENCOURAGED: Please provide input by speaking at the public meeting or by making a written submission to the Town of Pelham.  To provide input in writing for inclusion on the agenda or to request personal notice if the proposed amendment is adopted, please send all correspondence by noon on December 2, 2020 c/o Town Clerk, Nancy J. Bozzato, PO Box 400, 20 Pelham Town Square, Fonthill, Ontario, L0S 1E0. Comments and requests received after this date will still be received by Council, however they may not be published as part of the public meeting agenda. Verbal comments will be received by the Committee at the electronic public hearing via Zoom. To participate in the virtual meeting to provide oral input, please pre-register with the Clerk by sending an email to the email address noted below before 12:00pm noon on December 11, 2020.  All registrants will be provided with instructions on how to use your computer, tablet or phone to participate in the remote electronic public meeting.  Registrants will be notified of the Council’s Decision.  If you have not submitted written comments or pre-registered and wish to submit a comment during the meeting, you may livestream the meeting from our YouTube Chanel and e-mail comments to clerks@pelham.ca during the public comment portion of the application only. Unless indicated otherwise, personal information and all comments will become part of the public record and may be publicly released.

IMPORTANT INFORMATION: If a person or public body does not make oral submissions at a public meeting or make a written submission to the Town of Pelham on the Planning Act matters before the proposed Zoning By-law amendment is adopted, the person or public body is not entitled to appeal the decision to the Local Planning Appeal Tribunal. Further, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there is reasonable grounds to do so.

If you wish to be notified of the decision regarding the proposed Zoning By-law amendment, you must make a written request to the Clerk of the Town of Pelham and such request must include the name and address to which such notice should be sent.
