Public Meeting for a Draft Plan of Condominium, Official Plan Amendment and Zoning By-law Amendment in accordance with Sections 50, 22 and 34 of the Planning Act, R.S.O. 1990, as amended.
Applications for draft plan of (vacant land) condominium approval, Official Plan and Zoning By-law Amendment were received for the property known legally as Part of Lot 171, Geographic Township of Thorold, Town of Pelham, Regional Municipality of Niagara.
The condominium development would allow individual ownership of the 35 dwelling units, and establish the common elements of the condominium corporation such as the laneway and visitor parking areas. The requested official plan amendment proposes to redesignate the property from EF Low Density and Environmental Protection One to EF Medium Density and Environmental Protection One to allow development of the property exclusively for townhouse dwellings and to recognize the location of the Environmental Protection Area. The requested zoning by-law amendment would permit a reduction to the required setbacks in order to allow the development as shown on the proposed site plan. The zoning by-law amendment would also rezone the wetland and woodlot contained on the property from Agricultural (A) to East Fonthill -Environmental Protection (EF-EP).
