Aging in place, multi-phase development coming to East Fonthill

Pelham, ON – Building strong communities and cultural assets, a priority in Pelham Town Council’s strategic plan, is taking the form of a seniors-focused, multi-phase development in East Fonthill.
The 8.56 acres of land – selling for $4.7 million – includes parcels fronting Rice Road, Wellspring Way, and Meridian Way. The location is ideal for this type of project given its proximity to the Meridian Community Centre, a designated Seniors Active Living Centre. Construction scheduled to begin in 2020.
“This is the type of development our community, and the Niagara community, requires so that our loved ones have the ability to age in place,” said Mayor Marvin Junkin. “As a Council we’re focused on bringing in the right people and the right projects, and I think we’ve hit the bullseye on both with this development.”
The development consists of three phases:
- Phase 1: Retirement Residence (140 suites) encompassing independent, assisted living and memory care. Anticipated start date: Summer 2020.
- Phase 2: Long-term Care facility (192 beds) pending Ministry of Long-term Care approvals. Anticipated construction to start in 2022.
- Phase 3: Seniors Apartment/Condo building. Anticipated construction to start following phase 2.
Samer El-Fashny, an established and well-respected long-term care facility owner/operator, with successful operations In Bracebridge, Burlington, and Welland, is looking forward to getting a shovel in the ground and moving ahead.
“We are extremely pleased to bring this exciting senior living development to the Town of Pelham,” said El-Fashny. “One thing we know for certain, is that seniors want to retire and stay in their community. As care needs change, this development will allow the residents and seniors of the Town of Pelham to have alternative senior living accommodations that truly encompasses an 'Aging in Place' model of care, with independent, assisted and speciality care such as memory care, readily available in their community. We appreciate the continuous support from MPP Oosterhoff and Mayor Junkin as we work together with the Ministry of Health and Long-term Care to secure the 192 long-term care beds for the Town of Pelham. We are very much looking forward to working with the Town of Pelham and the entire community as we begin to bring this seniors living development to life.”
In total, it is expected that 200-250 healthcare and administrative professionals will be employed in the various facilities.
