Affordable, Seniors Housing Coming to Pelham

Pelham, ON – Two significant goals of Pelham Town Council edged closer to reality on Nov. 6, 2017, as a presentation by Parkhill Properties Corporation outlined their purchase of Town-owned land for a seniors/affordable housing apartment building in East Fonthill.
The projected eight storey, 80-90-unit apartment-style building (made up of both one and two bedroom units) addresses significant community needs. The purchase agreement requires that two thirds of the units must be rent-geared-to-income, which means the rent amount is based directly on the tenant’s income.
The Town sold the 1.48 acres of land for $1.1 million on a closing date of no later than March 31, 2018.
“On behalf of the Pelham Seniors Advisory Committee I’d like thank the Mayor and Council for listening to our persistent voice,” said Gail Hilyer, chair of the committee. “You’ve continued to listen and involve us and we appreciate that.”
The building will be located behind the Food Basics, just west of the new Wellspring Niagara Cancer Support Centre and of the Community Centre. This geographically central location will allow residents to easily walk to new and existing amenities and along a new trail network.
“It’s a great thing that you’ve presented to us this evening,” said Mayor Dave Augustyn to Parkhill representatives. “This will allow some of our life-long residents the ability to stay in the Town they call home. It remains a priority of Council to find solutions for our seniors and the affordable housing challenge our citizens face – I know some people ready to sign up.”
The building itself looks to complement existing amenities, with a proposed salon/barber shop, library and games room, laundry facility, and fitness/exercise room. Though these features have not been confirmed, Parkhill will research the surrounding businesses to ensure as little overlap as possible.
“We’re not 100 per cent sure [on what will be in the building],” said Oriana Mantello of Parkhill. “We don’t want to interfere with businesses already set up.”
Parkhill Properties is a family business that has been in operation for over 40 years, with expertise in building residential communities and commercial centres.
